The housing crisis in the State of Israel is deepening and with it the need to think about new and creative solutions. This book offers an alternative mechanism for financing the purchase of an apartment based on innovative economic models that have been developing in recent years in various countries. The mechanism is based on capital investments and at its center is a proprietary partnership between a household and an institutional investor who come together for the purpose of purchasing a jointly owned apartment. This partnership gives households that are currently unable to raise the initial capital required to purchase an apartment - a one-time opportunity to become apartment owners. For the institutions, this is a new investment channel - direct investments in residential real estate, with the potential to expand to large volumes while achieving high returns.

The book criticizes and challenges the existing practice of financing the purchase of an apartment through mortgage loans and the thinking behind it. This is a wake-up call for all those involved in the field and a proposal for innovative ways of thinking.
